GENERAL INFO
All prefabricated modular type buildings are constructed on the reinforced concrete foundations. After completion of the erection of all external – internal walls, roof and suspended ceiling; leveling concrete (screed) must be prepared to install floor covering materials such as tiles.
All foundation and leveling concrete (screed) works will be prepared by the client.

STEEL STURCTURE
Foundation: Design of concrete foundation with steel re-enforcement will be provide by HOUSESPACE and case on-site by local installer.
Details of Steel Structure: Connected using bolts and nuts system.
Design Loads:
Floor load: 250 kg/m²
Roof load: 100 kg/m²
Wind load: 50 kg/m²
Earthquake Resistance – Level 7
Specification of Steel Works:
Material: Cold or Hot formed steel profile, Q235
Manufacture of joint plate: Using steel plate welded.
Column connection: Steel hollow section or I beam.
Roof beam connection: Steel hollow section or I beam and joint plates.
Bracing: Bracing made with thread tapping.
Main elements and typical connection details
WALL AND ROOF PANEL
Exterior Walls: Prefabricated sandwich panel made up from pre-colored galvanized steel plate of 0.35 mm. in thickness at inner/outer face and EPS 100mm in thickness. Wall frame will be constructed of steel profiles.
Interior Walls :Prefabricated sandwich panel made up from pre-colored galvanized steel plate of 0.35 mm. in thickness at inner/outer face and EPS 100mm in thickness. Wall frame will be constructed of steel profiles.
Polystyrene foam sandwiched panel constructed by 2 layers of pre-painted steel plate and high density polystyrene foam jointed by strong adhesive, under high compressed process to form solid panel.

EXTERNAL COATING
Elastic Exterior Coating
Specification of Texture Coating:
Elastic exterior coating is flexible coating used to help protect and maintain the appearance of exterior masonry walls. It is designed to bridge existing and future cracks in masonry by stretching and shrinking as exterior walls expand and contract with changes in temperature. Use of elastic exterior coating is an excellent way to help prevent wind, rain, acid rain and freeze-thaw conditions from damaging a building’s appearance and structural integrity.

2. Application Reference:
a)Surface preparation: Previously unpainted surface clean of dust, grease and loose matter. Remove unstable old film by high pressure wash or scraper. The substrate should be clean, dry and stable, ensure the surface moisture < 10%,PH<9.5.
b)Primer: sealer. Theoretical spreading rate: 6-8m2 /kg.
c)Finish: Stir well before use, brush 1-2 elastic coating. Theoretical spreading rate: 1-1.5m2 /kg (two coats). Interval: ≥6h. The temperature of application environment and substrate should ≥5oC.
3.Attention:
üPrevent applying paint on wet or cold days( relative humidity≤80%).
üStore in a tightly-sealed container in a cool and dry place (5-30oC)

INTERNAL COATING
Standard emulsion paint, China Famous Brand.

DOORS
External Door:White colored galvanized steel sheet on both faces and EPS foam of 50mm in thickness in between. Doorframe will be produced from shaped steel sheet of 1.2 mm in thickness.
Exterior door hardware will include 2 hinges per door leaf and lockset.
Door locks will be cylindrical.
Internal Door:White colored galvanized steel sheet on both faces and EPS foam of 50mm in thickness in between. Doorframe will be produced from shaped steel sheet of 1.2 mm. in thickness.
Interior door hardware will include 2 hinges per door leaf with lockset.
Door lock will be cylindrical type.
WINDOWS
External Window:Windows will be flashed and caulked all around on both sides to be weatherproof. PVC windows will be sliding unit with weather stripping and hardware. Window will be prefixed into wall panel.
Double glazing of 5 + 9 + 5 mm. in thickness
Flynet
80 PVC window profile has separate water discharge which different from the conventional 80 profile. MF52NC Mosquito profile is designed. Additional nylon brush improved the tightness of sliding window. Window panel frame is profile SF66-37NC
PLUMBING WORKS
In ground floor, clean and wastewater piping network will be under the flooring. In first floor, clean water piping will be surface mounted; wastewater piping will be under the flooring. Piping from the floor up to each washbasin, shower, faucets, etc. will be surface mounted. All surface mounted pipes will be fixed to the walls with appropriate fasteners.
All clean and waste water pipes will be applied without heat insulation.
Clean water piping for each area will be separately connected to individual inlet pipes. Inlet / outlet pipes of each wet area will be extended 1m out of the plan footprint of the building. Connection of these inlet / outlet pipes (2 or 3 for each wet area) to respect main utility pipes will be supplied by the client.
Plumbing installation of equipment, sinks and floor drains in toilet will be supplied.
Design Criteria: All clean and waste water system design will be in accordance with the General Technical Specifications of the Ministry of Housing and Public Works of China.
Clean water pipes
Copper pipe will be used for clean water installation. Pipes (20 bar) and fittings will be connected by copper clamp and fittings.
Waste water pipes
PVC pipes will be used for wastewater installation. All PVC pipes and fittings will be equipped with neoprene gasket. D50mm is used for basin and D110 is used for WC and floor trap.
